Looking to sell your property? Thought about it for some time and arrived at the conclusion that you perhaps want to downsize, upsize, move to a better area and home, maybe even your dream home? You want to be in good hands, so how do you pick the estate agent that will live up to your expectations? Well, what are your expectations even, more than a successful sale? Hear me out, a successful sale is just the start; the best deal is the real success, and that is why you need your estate agent to be an Information Machine.

Being an Information Machine means that your Estate Agent knows everything about 2 important matters at the tip of their tongue, at all times. They are:
The Product (your property for sale)
The Process (of selling your property)
The 'product' does not only concern the square footage, amount of bedrooms, bathrooms, garden size, what boiler is installed, and tax band. It concerns so much more information that should be known the minute buyers want answers:
Where is the nearest coffee shop and how long does it take to get there?
The nearest grocery store, or dog park?
Where are there recreational green spaces?
What did the left and right house sell for, and how long ago?
What are the current comparable properties on the market priced at, and how long have they been on the market?
What are the pros and cons of those properties compared to your property?
It is simply not enough to greet you at the initial valuation, say "thanks", then leave and go back to the office and sit and wait for buyers. It is not enough to only be open for negotiation when the estate agent has the property information sheets in front of them.
The best Estate Agent for you should be able to answer questions from buyers at any minute and be able to pick up the phone at any time to negotiate the best deal for you.
Simply put, if your estate agent does not know the information about the property at the tip of their tongue, how otherwise would they ever be successful in getting you the best deal (and price) for your property?
The process of selling your home is the other thing your estate agent should be able to answer questions about in their sleep. Giving detailed answers will make you feel confident:
How does the mortgage process work, actually?
What is the current interest rate and how does it affect my property for sale?
What really happens during the conveyancing process?
What is a good moving firm that I could use?
What is a good general contractor that I can use for my NEXT home?
Look, here's the thing: at the end of the day, a good estate agent is not just an agent, but your Property Advisor. When they actually care about you, and getting you the best deal, is truly the circumstance when you can feel confident.
