That's urgency, and when selling your home, it is vital to create urgency if you want buyers to make an offer soon, rather than next week, month, or year. A house sells when the buyer feels that their opportunity to buy is fading away.

Jacob's takeaways
The Islington property market is holding on tight, with seemingly decreasing demand in what is usually a busy period after the Summer. There are still more homes for sale than in the previous year, though the number has decreased. Meanwhile, there are nearly as many new listings and sales being agreed as in 2024.
Price changes are up, while the number of average daily views per property is significantly lower than last year, and more homes are lingering on the market for over 12 weeks. The light in the tunnel is that the number of withdrawals is fewer than in the previous three years.
The cumulative statistics (Jan to Sep for each year) show that the number of new listings is so far way ahead of last year (3130 to 2914), while sales agreed are slightly ahead of last year (1825 to 1793). Additionally, September was a great month for exchanges of contracts, with only two fall-throughs during them month for deals above £1m, a fall-through rate of just 6.7%

The latest news from the UK

Simon Gates of Opening The Gates reported on the Q3 2025 UK property market, comparing it to Q3 2024. The main takeaway is that the number of available homes for sale is up +5.9%, and up 21% compared with the 6-year Q3 average.
The number of price changes is up +10.6% against Q3 last year, while withdrawals are down -6.8% and sales agreed up 3.8%. Against the 6-year average, price changes are up +30.8% which is big. This means more sellers are committed to selling and are adjusting their pricing to attract a buyer.
Gates also reported that the average price per square foot was £345 in Q3 2025, compared to £342 in Q2 2025 and £336 in Q3 2024.

Rightmove reported that there has been several months of muted price growth across the country, driven by London and the south. The South generally underperforms the rest of Great Britain.
The number of homes for sale in the South is up by 9% in 2024, compared with 2% elsewhere. It takes an average of five days longer to find a buyer, meaning that competitive pricing is even more vital.
In the South, the number of sales agreed is 3% ahead of this time last year. It's been over a year since the first Bank Rate cut in four years in August 2024. Since then, mortgage rates have improved. Improved buyer affordability, sensible pricing and a high choice of homes for sale are encouraging many to buy.

Zoopla reported that, according to their data, pre-budget tax speculation hits activity for higher-value homes across the UK, with demand down 11% for homes priced at above £1m.
The price inflation divide and activity widens, with a weaker southern England and a stronger rest of the UK.
Sellers are sitting tight. There are 9% fewer £1m+ homes and 7% fewer £500,000+ homes coming onto the market across the UK, compared with the same time last year.
