Islington Property Market
  • Simon Gates of Opening The Gates reported that the number of new listings across the UK hit their highest level in May since September 2020.

  • Buyer demand has rebounded strongly since the Spring, with May recording the highest levels of sales being agreed since the summer of 2021. This momentum strongly demonstrates the desire of households to move home. However, buyers remain highly price-sensitive, especially in higher-value markets.

  • Gates concludes that with mortgage rates expected to remain relatively stable, it will likely continue to support buyer demand, transaction numbers and prices through the remainder of 2025.

  • Rightmove reported that there is a decade-high competition across the country among sellers to secure a buyer. The higher-priced southern regions have seen higher price drops this month (London saw prices drop -0.9%). These regions are being more affected by higher stamp duty charges, and seeing greater increase in available homes for sale.

  • Buyer activity across the country continues to be resilient, with buyer demand 3% ahead of last year. In addition, May saw the highest number of sales agreed in any month since March 2022, as properties marketed at the right price and presented in top condition continue to attract buyers.

  • However, the number of homes coming to market is 11% ahead of last year. With buyer choice so high, the market is very price-sensitive, so pricing realistically is key to selling. Rightmove data shows that homes which attract an enquiry on the first day of marketing are 22% more likely to find a buyer than homes which take more than two weeks to receive their first enquiry.

  • Zoopla reported that sales are being agreed at the fastest rate for 4 years. Sales agreed in the last 4 weeks are up 6% on last year, as more homes for sale bring more buyers into the market.

  • People continue to be price-sensitive with their moves, with cost-of-living pressures and higher interest rates impacting affordability. With 14% more homes for sale, boosting buyer choice, setting the right price is essential to attracting buyers and achieving a sale.

  • Zoopla is seeing a clear link between the rise in supply of homes and the slowdown in house price growth. Greater choice for buyers is a key factor holding back house prices. In London, the number of homes for sale is 16-19% higher than a year ago. At the same time, house prices are barely rising, by less than 0.5% over the last year.
