  • Islington Property Market 📊 August 2025 | Estate Agents Islington

Out soon. 💜 Jacob x The latest from Islington Jacob's takeaways After several months of higher stock levels compared with last year, August saw availability fall back to 2022 levels. Even so, there are still more than a hundred additional homes for sale compared with both 2023 and 2024. Momentum also eased across new listings, sales agreed, and price changes, with clear declines in each category. Sales agreed saw a sharper drop than is typical for the seasonal summer slowdown in the Islington property market. Buyer demand, measured by average daily views per property, had been steadily declining each month until July and August, when it picked up slightly. Even so, viewing levels remain well below last year’s. Additionally, there are still many more homes for sale on the market for over 12 weeks than in 2024 and 2023. The number of homes withdrawn from the market fell sharply in August, reaching its lowest level since 2022. This points to stronger seller motivation, with more homeowners willing to adjust pricing and strategy to secure a sale. This market confidence is reflected in the cumulative figures: new listings are ahead of 2024, 2023, and 2022, while sales agreed are ahead of both 2024 and 2023. The latest news from the UK Simon Gates  of  Opening The Gates  reported that the UK property market is showing strong resilience, with the number of homes for sale up 7.8% compared with 2024, and 23.6% above the six-year average.  More homeowners are testing the market, though August showed signs of cooling momentum. New listings were down 13.3% from July and 4.2% compared with August last year. Even so, it was the strongest August for sales since 2020, despite sales agreed falling 8.9% from July. Notably, August also saw a sharp fall in withdrawn listings, down 50% month-on-month and 43% year-on-year. This suggests sellers are more motivated to see a sale through, likely reflecting more realistic pricing after earlier over-optimism. Simon concludes that while the broader outlook for the UK property market in 2025 remains positive, short-term momentum has eased. Rightmove reported that serious sellers and buyers locked in deals this July at levels not seen since 2020, making it the strongest July for agreed sales since then. Sellers are pricing realistically to attract buyers, and the combination of lower prices and a high number of homes for sale continues to boost sales activity. The number of homes available for sale is now 10% higher than this time last year. Within this market, there are two camps: many sellers are pricing realistically and competitively, leading to agreed sales, while others are still setting prices too high. The statistics highlight the contrast. 34% of properties have had a price reduction, a figure only exceeded at this time of year in 2023 since 2012. The average time to secure a buyer is now 62 days, but this falls to just 32 days for properties without a price reduction, compared with 99 days for those that do. The Bank of England’s third rate cut this year is further boosting buyer optimism and affordability. Zoopla reported that buyer demand is up 4%, and it is a busier housing market than this time last year. In addition, they also share the recent statistics on how a price reduction will affect your sale. Reducing your price slows down your sale, as it will likely take 2.4 times longer to find a buyer. With September marking the start of the busy autumn selling season, you now have to get your price and sales strategy right. Buyers have more choices, with so many homes for sale, while affordability remains a challenge, resulting in a very slow growth of prices. Jacob's takeaways You must price your property correctly from the outset to achieve a sale and move to your dream home. As the data suggests, it is not worth it to test an inflated price.   • Islington Property Market 📊 July 2025 | Islington Estate Agent

    Your monthly property market update covering the latest from the postcodes of N1, N5, and N7, as well as statistics from Greater London and the UK, from me, your Personal Estate Agent in our  beloved   Islington. 💜   In July, I went sailing in the Stockholm archipelago. Just 20 minutes away from the city, a world of 30,000 islands begins - named one of the 25 best places in the world to visit in 2025, by National Geographic. The best is the serene nature seemingly untouched. Most islands have no structures at all, while there are also idyllic villages, hiking trails, great food, and fantastic culture. I've been sailing every summer since I was born - it's summer for me. 💜 Jacob x The latest from Islington Jacob's takeaways This was the best July for new listings in at least 3 years, showcasing slightly higher seller confidence in the market. Additionally, it was an incredible July for the number of sales being agreed, more than in any month in 2024. However, this comes as the number of price changes is up at higher levels, particularly for properties below £1m in asking price. We can see that selling successes came to a slowdown in July, with 83 homes below £1m and 28 above £1m. However, fall-throughs for properties above £1m went up to 17 - the highest in the last 12 months - bringing the fall-through rate to 37.8% in July. Homes that didn't sell and were withdrawn instead decreased to 157 listings, below last year's and way below 2023, which is a positive sign. Below is the current status of the new listings and sales agreed trajectory. The latest Islington listings activity The latest statistics from Rightmove for the Islington postcodes of N1, N5, and N7. The listings data is for  July 2025  compared with 2024 and 2023. Lastest property market news from the UK Simon Gates  of  Opening The Gates  reported t hat the UK property market is seeing a gradual build-up in supply of homes for sale as market conditions improve and seller confidence increases. Properties for sale are now 23.32% higher than the six-year July average. Additionally, the number of new listings is up 4.99% compared to July 2024, and this was the best July for new listings launching to the market since 2020. For sale agreed, this was the best July since 2021, and only May 2025 has seen a higher number of sales agreed since March 2022. However, with so many homes available for sale, the average time to get a sale agreed on a property in 2025 now stands at 80 days. This is the highest time to sell in the last 5 years. Gates adds that increased competition between sellers has also led to price reductions surging by 20.43% compared to July 2024 and 41.96% compared to the six-year average. This highlights how much price sensitivity there is in the UK property market, with motivated sellers needing to adjust their asking prices to achieve sales. Rightmove reported that the number of sales agreed is now 5% higher than last year, helped by more competitive pricing, with the number of available homes still at a decade-high level. London is the biggest regional driver of new seller asking price falls this month (-1.5%), led by Inner London (-2.1%). At the halfway point of the year, Rightmove reported that they are reducing its price forecast for 2025 from +4% to +2%, as the high level of seller competition is limiting price growth. Zoopla reported that the sales market activity is seasonally strong for July. Buyer demand is 11% higher than a year ago, with 8% more sales agreed. More homes for sale boost choice and support a buyers’ market. However, increased activity is not leading to price rises. Stamp duty costs are higher for many buyers and are reflected in prices. Jacob x Latest Average Asking Prices Average Asking Prices Per Bedroom Jacob's Takeaways Prices dipped across Islington, Greater London, and the UK, as well as per bedroom across Islington N1. These dips align with Rightmove's reporting of price drops across the southern regions. In London, particularly, prices dropped by 0.9% from May. Competition among sellers is fierce right now as there is a growing number of homes available for sale. Pricing correctly from the outset is crucial to attract interest and offers. New instructions to sell and the number of sales being agreed on don't keep up. With more homes for sale, it's increasingly a buyer's market in Islington. Price reductions are increasing, showcasing that more sellers are adjusting their asking prices to a price-sensitive market where buyers have a choice. Latest UK Property Market News Simon Gates  of  Opening The Gates  reported that the number of new listings across the UK hit their highest level in May since September 2020. Buyer demand has rebounded strongly since the Spring, with May recording the highest levels of sales being agreed since the summer of 2021. This momentum strongly demonstrates the desire of households to move home. However, buyers remain highly price-sensitive, especially in higher-value markets. Gates concludes that with mortgage rates expected to remain relatively stable, it will likely continue to support buyer demand, transaction numbers and prices through the remainder of 2025. Rightmove reported that there is a decade-high competition across the country among sellers to secure a buyer. The higher-priced southern regions have seen higher price drops this month (London saw prices drop -0.9%). These regions are being more affected by higher stamp duty charges, and seeing greater increase in available homes for sale. Buyer activity across the country continues to be resilient, with buyer demand 3% ahead of last year. In addition, May saw the highest number of sales agreed in any month since March 2022, as properties marketed at the right price and presented in top condition continue to attract buyers. However, the number of homes coming to market is 11% ahead of last year. With buyer choice so high, the market is very price-sensitive, so pricing realistically is key to selling. Rightmove data shows that homes which attract an enquiry on the first day of marketing are 22% more likely to find a buyer than homes which take more than two weeks to receive their first enquiry. Zoopla reported that sales are being agreed at the fastest rate for 4 years. Sales agreed in the last 4 weeks are up 6% on last year, as more homes for sale bring more buyers into the market. People continue to be price-sensitive with their moves, with cost-of-living pressures and higher interest rates impacting affordability. With 14% more homes for sale, boosting buyer choice, setting the right price is essential to attracting buyers and achieving a sale. Zoopla is seeing a clear link between the rise in supply of homes and the slowdown in house price growth. Greater choice for buyers is a key factor holding back house prices. In London, the number of homes for sale is 16-19% higher than a year ago. At the same time, house prices are barely rising, by less than 0.5% over the last year.  Jacob's Takeaways London and Islington see higher competition among sellers.
