Let's dive into the national statistics from Simon Gates of Opening the Gates, Rightmove, Zoopla, and Steve Eakins of Lumon. We begin by taking a look at the average asking prices.

Opening The Gates

  • Simon Gates of Opening The Gates reported that across all categories (properties for sale, new listings coming to the market, sales agreed, mortgage approvals, and completed transactions) all numbers (nationally) are going up.

  • This is a strong sign of a very positive start to the 2025 UK property market, while the average £ per sq ft for new listings is up at £397 this February vs £368 in Feb '24 and £390 in January.

  • There are way fewer properties withdrawing from the UK market: -49.59% Feb vs Jan. -45.28% Feb '25 vs Feb '24. -34.92% Feb vs the 6-year average.



Rightmove

  • Rightmove reported that the number of sales agreed has increased by +15% versus this time last year.

  • Prices are 1.4% ahead of this time last year while the number of homes for sale is at a 10-year high.

  • The number of new sellers coming to market is now +13% ahead, while buyer demand is +8% ahead, versus this time last year.



Zoopla

  • Zoopla reported that the 2025 sales market is off to a stronger start than in 2024 and 2023.

  • UK house price inflation is running at +2.0% versus -0.9% last year.

  • There has been an increase in the number of people looking to buy now or in the next 2 years. 22% of renters are looking to become first-time buyers, while 17% of homeowners are now looking to move.



Currency Market


Lumon

Steve Eakins of Lumon reported that the Pound Sterling is climbing back after a wave of positive economic data, making a UK recession less likely and shifting forecasts on interest rates:

📈 0.1% GDP growth last week eased recession fears

📉 Unemployment dipped to 4.4% yesterday

🔥 Stronger inflation data today is reshaping market views
