The number one task for a London homeowner is to protect the equity in their property, or at least to aspire to it. Living in a London home is a charm, but when the time comes to sell, you want and should get every penny that the market can support. This is what the buyer is willing to pay.


If you, as the homebuyer want to live further north, with quick access to central London locations (the West End, the City, or elsewhere), two boroughs with similar qualities and amenities will fit your needs: Islington and Camden. Let's look at the average property prices in these boroughs since 1995.

Islington endured the biggest plunge during the 2008 financial crisis but has since been a steady place to put your money. Overall, Islington is cheaper than Camden, and more expensive than Inner London.


Comparing the two boroughs, their sales volume since 1995 shows similar developments. Although the number of sales is not comparable (due to different sizes), the trend points downward to quite similar levels in late 2023.

Inner London's property market could be seen as less volatile than Greater London's, yet, the trend points downwards.

Average house prices become even more interesting when looking at property types.

Islington's market for detached houses is not as volatile as Camden's, and it is way cheaper on average (local variations must be considered).

The largest difference between Islington and Camden is the market for semi-detached houses, and in 1995 the prices were at quite similar levels.

Islington and Camden are way more expensive than the average terraced house in Inner London.

If you would desire to purchase a property in this part of north London, would it then make sense to put your money in the borough of Islington? If you ask me, I'd say yes, I think it does.


Across all five categories, Islington is beating Camden with better opportunities for homebuyers. Local variations and price per square foot are important metrics, however, the trend is that Islington is less expensive than Camden. In addition, whether you desire to pay more or less council tax, Islington has a lower council tax across all bands for the 24/25 year.

In 2017, the Office for National Statistics (ONS) reported that Camden was among the most expensive boroughs on a price-per-square-metre basis. It topped the list along with Westminster, Kensington & Chelsea, and the City.
